Typically, appraising is a long term career. The rigors of becoming a licensed appraiser have become more difficult than ever in the past. That's why it goes without question these days that real estate appraisal can definitely be called a profession as opposed to a trade. In our field, as with any profession, we are bound by an ethical code.

An appraiser's primary responsibility is to their client. Typically, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has brought in to maintain independence. It follows that appraisers are typically restricted to only disclosing their findings to their clients, so as a homeowner, if you desire to review an appraisal report, you generally should request it through your lender and not the appraiser.

Other obligations include numerical accuracy depending on the assignment's nature, reaching and maintaining an appropriate level of competency and education, and the appraiser must conduct him or herself as a professional. Maintaining high ethics and client confidentiality is standard operating procedure for us at Mike Noble Appraisals.

Appraisers can also have fiduciary obligations to third parties, including homeowners, buyers and sellers, or others. Generally the third parties are explicitly defined in the appraisal report. An appraiser's fiduciary duty is only to those third parties who the appraiser knows, based on the scope of work or other written parameters of the assignment.

There are also ethical standards that have nothing to do with whom we share information. For example, appraisers must keep their work files for a minimum of five years - at Mike Noble Appraisals you can rest assured that we stick to that rule.

We demand the highest ethical standards possible from ourselves. Accepting orders where our fee is dependent on our value conclusion is not something we can consider. That means we don't agree to do an appraisal report and get paid only if the loan closes. There's an obvious conflict of interest if an appraiser can report a larger value and then get paid more money! This isn't how we operate.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") clearly describes unethical behavior as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We follow these rules to the letter which means you can be confident we are doing everything we can to objectively determine the home or property value.
